How we work

A clear path from idea to keys.

Every home is different, but the way we manage the project is consistent. These five steps are how we keep the work, the budget, and the relationship on the same page.

Research

Listen first, then walk the land.

Our first meeting is about hearing your vision for your new home, then walking the property together so we can talk through driveway placement, where the front of the house should face, the views, and how the light moves across the lot.

Design

Bring the dream to paper.

Once we've heard your vision, we share a rough square-foot estimate so you have a ballpark to think against. From there, we recommend an architect or designer to work with, and we attend every meeting in person or by video so the language between builder, designer, and client stays clear. We also introduce you to our interior designer and our landscape architect, then work hand in hand to bring your home to paper. If you already have plans from your own architect, a stock design, or something you found online, we're happy to build from those too.

Budget

Real numbers, not a guess.

Once the drawings are far enough along, we send them out to subcontractors and suppliers to build a real budget for your home. We sit down with you, walk through every line, and adjust items up or down until the budget reflects the selections you actually want. When the numbers are right, we sign the contract with a 5% down payment.

Construction

Permits pulled. Line stays open.

With the contract signed, we pull every required permit and put men on the site. From day one through the final walk-through, we keep an open line of communication so you always know what is happening on your home.

After-Care & Warranty

We don't disappear at closing.

We finish the punch list, answer the questions that come up after you move in, and stand behind our workmanship for a year.
